It Ain't the Sweet Smell of Success!
Almost all Idaho home buyers are now requiring a home inspection as a condition of purchase. Although diligent home inspectors crawl over, under and through the house, it's important to realize that there are important components that they SPECIFICALLY EXCLUDE from the inspection. One of the most significant of these exclusions is the drainage line connecting the house to the city sewer system. Damage to these lines is generally age-dependent as pipes become brittle, crushed by passing traffic or blocked by tree roots. Even newer homes may be vulnerable as the installation or repair of other services in the street may result in an accidental penetration of the sewer line. In either case, obstructed sewer lines can result in raw sewage backing up into the residence with predictable results to the home's carefully crafted ambiance. Although not included in the general home inspection, many plumbing contractors now offer video scanning of the hidden sewer lines. If you can't make the live show of the camera snaking its way from the house to the sewer main, the technician will be happy to burn a narrated dvd for you to watch on those evenings when there's absolutely nothing on tv. If you'll be building in an area without sewer service, these inspections are also important in ensuring that unused septic tanks have been properly abandoned before you go and build on top of them. Video inspections do add another couple of hundred dollars to the price of buying a home but they're becoming an increasingly important part of managing real estate risk management. |
